Plot Loan vs Home Loan: Understanding Key Differences & Tax Implications

Many buyers in Tirupati purchase residential plots for long-term investment or future house construction. However, plot purchase loans differ significantly from standard home loans.

Key Differences:

1. Tax Deductions: Home loan interest is deductible up to ₹2 Lakhs per annum under Section 24(b). Plot loans do NOT qualify for income tax deductions until house construction commences.

2. Loan Tenure: Standard home loans offer up to 30 years tenure, while plot loans are typically capped at 15 to 20 years by most lenders.

3. LTV Ratio: Home loans fund up to 85%-90% of property cost, whereas plot loans fund around 70%-75% of plot valuation.

4. Plot + Construction Option: If you plan to build within 3 years, choosing a Plot + Construction combined loan unlocks higher funding and full home loan tax benefits.
